The cape,from the other shore.
Beaulieu-sur-Mer, Côte d'Azur, France43°42′ N 7°20′ E
On the Riviera, the best view of a famous place is not always from inside it. At the far end of Cap-Ferrat, the view is of open water. To see the cape itself, the pines and villas along its slopes and the little harbour of Saint-Jean, you have to cross the bay to Beaulieu. Here a pink palazzo stands almost at the water's edge. La Réserve has spent its life looking at its more famous neighbour, and it has turned that simple advantage into an art.
The house is intimate by Riviera standards. Thirty-nine rooms, suites and villas look towards the sea, the gardens or the town, and a Florentine-style courtyard gives the building an older, quieter centre. Gilding and chandeliers sit beside contemporary comforts without disguising the character of the place. Some rooms have sweeping water views; others do not. The hotel has the proportions of a grand private house, although its prices and service belong to a much larger world.
The cape changes all day, and the hotel gives you plenty of time to watch. In the morning it lies across the water in soft light. By noon much of the house has drifted towards the heated seawater pool, twenty metres long and almost level with the Mediterranean beyond it. Lunch is a few steps away at Le Vent Debout; the afternoon passes with boats moving around the harbour on the far shore. The horizon is close enough to feel like part of the garden.
What the far end of Cap-Ferrat cannot offer is the easy everyday life of a town. Beaulieu has cafés within walking distance, a harbour to wander around and a railway station close enough to make a car optional. Nice and Monaco are readily reached by train. The hotel is tucked into an ordinary place that happens to have an extraordinary stretch of waterfront; there is no sense of having been stranded on an estate behind closed gates.
Evenings begin in the Gordon Bennett bar and move towards the Restaurant des Rois, where windows draw the sea into the dining room. Julien Roucheteau cooks the region with great precision, while La Table de Julien offers a more relaxed alternative. By then the cape across the bay has gone from green to gold to nearly black, and the hotel has watched every change without asking anyone to move very far.
For all its elegance, this is still an old house by the sea. Room sizes vary, the gym is modest and Beaulieu grows quiet at night. The hotel itself closes for part of the winter, and its room rates belong firmly to the Riviera's great addresses. The pool cannot turn a small town into Saint-Tropez, nor does the house pretend that it wants to. That restraint is part of the pleasure.
Across the bay, the far end of the cape hides its grand hotels behind hedges. Elsewhere on the coast, Saint-Tropez and Monaco put themselves on display. La Réserve does neither. It sits by the water, close to a real town, and keeps its eyes on the view.
A fish reserve
The name comes from a basin dug to keep the catch of local fishermen, back when the house was a seafood restaurant.
Seawater at the foot of the house
The pool holds 200 m² of heated seawater at the edge of the Mediterranean, with deckchairs under umbrellas and the hotel's small private marina alongside. Le Vent Debout's terrace sits next to it, so lunch is a few steps from the water rather than a change of clothes away. Dogs, accepted in the bars and restaurants, are kept away from the pool.
The patio between bar and salon
The house turns inward around a landscaped patio. In warm weather the Gordon Bennett Bar, in the back room of the gourmet restaurant, opens its doors onto it; the Rose Salon, with its fireplace, takes its light from the same space. In the evening a pianist plays in the bar, so the patio serves as the hotel's drawing room rather than a passage.
A Superior Room, garden and sea
The Superior Room Garden & Sea, 33 to 36 m², looks over both the Mediterranean and the inner garden, the double outlook most of the house is built around. Bathrooms have a double basin and a bath or a shower. Only rooms on the second floor have a balcony, so the floor matters as much as the category.
Le Restaurant des Rois
Julien Roucheteau, Meilleur Ouvrier de France in 2019, came to Beaulieu after more than twenty years in Paris kitchens. His Mediterranean menu leans on house-made vinegars, citrus and the grill, and on the region's fishermen, breeders and farmers. Beyond the dining room's bay windows, a large terrace faces the sea.

The Edit Notes
What a booking site will not tell you.
01
Read the second half of the room name.
Categories name their outlook. Classic Port & Mountain rooms, 30 to 36 m², face Beaulieu's marina and the hills behind it; Classic Garden rooms look onto the inner garden. Sea enters with the Superior and Deluxe Garden & Sea rooms. The Deluxe Terrace Room measures 29 m², less than the Deluxe Room below it in the list, yet it is the only room below suite level with a panoramic first-floor terrace over garden and sea. In this house a terrace can be worth more than the extra metres.
02
A fish basin before a hotel.
La Réserve began as a seafood restaurant. Pierre Lottier, a Nice restaurateur, opened it in 1880, and the name refers to the basin he dug to store the catch of local fishermen. Rooms followed in 1905. James Gordon Bennett Jr., owner of the New York Herald, had the first private telephone installed here, and the bar carries his name. The Delion family has run the house since 1997.
03
The villas are another stay.
The two villas change the terms of a stay. Villa Mistinguett, named after the music-hall star of the 1920s and set beside the hotel, has a private terrace of nearly 100 m² with a gazebo and an open-air jacuzzi facing the sea; the Garden Pavilion, a duplex adjoining the hotel with its own small terrace, can connect to it. Villa Victoria, 141 m², has terraces over garden and sea, two dressing rooms and a home cinema under a starry ceiling.
04
When the big house sleeps.
The hotel closes in winter, and with it the Restaurant des Rois, Le Vent Debout, both bars and the spa. Two parts of the address do not: La Table de Julien, the bistro under Julien Roucheteau with a pergola outside, and the Résidence de la Réserve, the family's serviced apartments, stay open all year. The current closure also covers major refurbishment, so room and restaurant details here describe the house before that work.
The price question
The money buys a seafront house inside a working town, with Cap-Ferrat across the water, a heated seawater pool at the edge of the sea and Julien Roucheteau's cooking downstairs, all reachable from a railway station 400 m away. It does not buy space at entry level, a sea view in every category or a beach of its own. Pay for 'Sea' or 'Terrace' in the room name, or the point of the address is lost.
What the money buys
A heated seawater pool of 200 m², with Le Vent Debout beside it.
Le Restaurant des Rois and a year-round bistro under the same chef.
Town, harbour and station on foot, with no car required.
What it leaves out
Room to spread out at entry level: Classic rooms start around 30 m².
A sea view from every category: Port & Mountain and Garden rooms do without.
A beach, a large spa or a full winter season in the main hotel.
Who it suits
Book it for a few days of pool, sea view and two dinners, arriving by train and walking into Beaulieu. Look elsewhere for a beach, a big resort with sport and children's programmes, or a room with space at the lowest category.
Who should spend elsewhere
Grand-Hôtel du Cap-Ferrat, A Four Seasons Hotel
Across the bay at the tip of the peninsula: 75 rooms, suites and villas in pine gardens, with the Club Dauphin seawater pool on the rocks.
Royal-Riviera
On Saint-Jean-Cap-Ferrat at the foot of the peninsula: 96 rooms and suites, including 18 in L'Orangerie, a heated outdoor pool and a private sandy beach in summer.
